What is a Buyer’s Agent?
A buyer’s agent is someone who represents your interests in a real estate transaction.
What Else Should I Look For in a Buyer’s Agent?
Good Listening Skills
Your agent should…first and foremost listen to your needs.
Communication
Your agent should be available 7 days a week and work around your schedule. Communicate your schedule ahead of time and determine in advance the best means of communication – phone, e-mail, text and times of day for reachability – mornings, evenings, weekdays or weekends.
State of the Market
Ask them what the state of the market is in the area of interest. Get an analysis from your agent concerning the area and communicate what price range you’re interested in. This will help you determine whether it’s a buyers market, sellers market or neutral market.
Your Dream Home
An experienced buyer’s agent knows the market well and has a list of all the homes available for you to see. If there is a home that is out of your price range but it’s been sitting on the market for a while, it doesn’t hurt to make an offer. All they can do is say “no” or “yes” and if they say “yes” then you’ve found your dream home.
Access to the Multiple Listing Service (MLS)
These days people want their information quickly which is why you need full access to the MLS so you can search properties on your own time. A good buyers agent will walk you through this process on the internet so you can see the listings available in real time.
In the Know
When you buy a home, you’re buying into a community so a good buyer’s agent will have knowledge of the area, recommend schools, be up on the politics, and “what’s happening in that area.”
Negotiation and Contract Knowledge
A buyer’s agent is representing you on your behalf so they need to be good negotiators and know every detail of the contract so that nothing falls through the loophole. They will attend regular contract training and continuing education courses to stay abreast of changes.
