You can make more money if you listen to your agent and fix the certain things in your home. They know what people are looking for because they are out there talking to people everyday…so listen to their suggestions. Little updates can increase the value of your home.

Relationship with Contractors
A good listing agent has relationships with all types of contractors including; landscapers, painters, plumbers, electricians and anyone else you need to get your home ready to sell.  Ask your agent to make the arrangements for you to get the work done. They know what to ask for and how to stretch the dollar.

Good Communication.  
Your agent should be well connected and reachable 24/7. They work for you and should work around your schedule. 

Market Knowledge = Accurate Pricing.  
Your agent should be able to advise you in detail on how to pick the right price for your house based on the market.  They start by researching what has sold in your area in the last 30 days and doing a price comparison. A good agent knows the market and will help you come up with an accurate price.

Agent Relations
There is a network of agents who do business together and they have a high code of ethics, experience and integrity. Even though agents compete with each other, they also work together and can be thought of as a sales team of sorts. An agent network can spread the word and generate interest in your property or home.
